TERMS OF SERVICE

Terms and Conditions for HS Home Properties

Effective Date: March 26, 2019

These Terms of Service govern your use of services provided by the HS Home Properties website, a real estate brokerage, investments, and property management company. By engaging with our services, you agree to these Terms.


Terms and Conditions


1. We use SMS to confirm appointments, send reminders, and notify clients of schedule updates or important changes. 

2. You can cancel the SMS service at any time. Just text "STOP". After you send the SMS message "STOP" to us, we will send you a confirmation that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, just sign up as you did the first time, and we will resume sending SMS messages to you. 

3. If you are experiencing issues with the messaging program, you can reply with the keyword “HELP” for more assistance, or you can get help directly at contact@hshomeproperties.com. 

4. Carriers are not liable for delayed or undelivered messages. 

5. As always, message and data rates may apply for any messages sent to you from us and to us from you. Message frequency may vary. If you have any questions about your text plan or data plan, it is best to contact your wireless provider.

1. SERVICES PROVIDED

The Company provides real estate services, including, but not limited to:

  • Property sales and purchases
  • Leasing and tenant placement
  • Property management
  • Real estate consulting
  • Investments and Development

All services are subject to separate written agreements where applicable.



2. FAIR HOUSING COMPLIANCE

The Company strictly complies with all applicable federal, state, and local fair housing laws, including the Fair Housing Act.

We do not discriminate against any person based on:

  • Sexual orientation
  • National origin
  • Disability
  • Familial status
  • Source of income (where applicable by state law)

All applicants and clients will be treated equally and fairly throughout the transaction process.



3. HOUSING REQUIREMENTS & TENANT CRITERIA

Applicants for rental properties may be subject to the following requirements (where legally permitted):

3.1 Income Requirements

  • Verifiable income is typically equal to 2.5–3 times the monthly rent
  • Acceptable sources include employment, self-employment, SSI, or other lawful income

3.2 Credit Evaluation

  • Credit reports may be reviewed
  • Minimum credit score requirements may apply, depending on the property
  • Lack of credit history may require additional documentation or a co-signer

3.3 Rental History

  • Positive rental or ownership history
  • No prior evictions within a specified period, unless otherwise required by law

3.4 Background Screening

  • Criminal background checks may be conducted in compliance with applicable laws
  • Individualized assessment will be applied where required

3.5 Occupancy Standards

  • Occupancy limits will comply with local and state housing regulations

3.6 Identification

  • Valid government-issued identification is required for all applicants

4. APPLICATION PROCESS

  • All applicants must complete a rental application and pay any applicable screening fees
  • Applications are processed in the order received unless otherwise stated
  • Submission of an application does not guarantee approval

5. DEPOSITS AND PAYMENTS

  • Security deposits are required and must be paid in accordance with lease terms
  • Failure to provide required deposits may result in denial or cancellation of the application
  • Accepted payment methods may include bank transfer, Zelle, or other approved platforms

6. USE OF INFORMATION

By applying or engaging with our services, you consent to:

  • Verification of provided information
  • Contacting employers, landlords, and references
  • Use of your data in accordance with our Privacy Policy

7. LIMITATION OF LIABILITY

The Company shall not be liable for:

  • Decisions made by property owners
  • Third-party service failures
  • Indirect or consequential damages

8. NO GUARANTEE OF AVAILABILITY

Property availability is subject to change without notice. Listings are not guaranteed until a lease or purchase agreement is fully executed.

9. TERMINATION OF SERVICES

We reserve the right to refuse or terminate services at our discretion, subject to applicable laws.

10. COMPLIANCE WITH LAWS

All parties agree to comply with applicable federal, state, and local laws and regulations.

11. MODIFICATIONS TO TERMS

We may update these Terms at any time. Continued use of our services constitutes acceptance of any changes.

12. ACCEPTANCE OF TERMS

By using our services, browsing our website, you agree to abide by the Terms and Conditions set forth herein, along with any amendments or additional terms that may be posted from time to time.
